Festival Retail Fund 1, L.P. is a value-add real estate investment fund with Goldman Sachs as its lead investor. The Fund is actively acquiring investment and development opportunities meeting the following criteria.

Investment Type

• Existing retail anchored properties with value-add, development or redevelopment opportunities
• Retail anchored mixed-use properties.
• Land for retail and/or mixed-use development.
• Shopping center and retail portfolios.

Property Types
The Fund will consider the following property types:

Regional Malls, Community Centers, Tourist and Downtown Retail, Lifestyle and Specialty Centers,  Street Retail,  Urban-infill,  Neighborhood Centers and  Mixed-Use Properties.

Geographic Area
Major Metro Markets in the US including Hawaii

Deal Size
Minimum deal size of $20 million.

Deal Structure
Most transactions are all cash. Properties with existing debt in place, including low loan to value debt are acceptable. Flexible structures to defer gains will be considered.
